Buying a house is scary.  There is always the possibility of choosing a home with hidden problems or even paying more for a house that is not worth it.  However, another big problem that many home buyers do not consider is how they will like their new neighborhood.

If home buyers are looking to move to a new location they need to do a lot of research before committing to a new home that they will be paying on for the next fifteen to thirty years.

Always Think Safe

The first place to start is to look at how safe the neighborhood is.  Even if everything else about the neighborhood is perfect, if it is not safe, it is not worth purchasing a home there.  A simple way for home buyers to learn more about the neighborhood is to contact the local police department.

Home buyers can also simply read the newspaper for the area they are interested in. This will show all the recent news stories that are most important in the community, including those involving crimes.

Additionally, there are various sources online that do the legwork for home buyers.  They will show crime rates and recent news stories for the buyer to really compare what neighborhoods are safe and which ones are not.

Shop Smart

Buyers pay attention to the schools in the area. Even buyers that do not currently have children and those that do not plan on having children.  Having a good school district in the general area is going to make it easier for the homeowner to sell their home down the road. It will also help them to make a profit if they choose to sell.  

As part of the research, look online to see the rating of the school districts from elementary to high schools.  

Test Out the Drive

It is one thing to look at the drive on a map and think that thirty minutes is not that far of a drive. But it is another thing to experience it.

Every potential buyer should wait until they have had an exhausting day at work or out doing errands and make the thirty-minute drive.  If the drive feels horrible it is time to look at a neighborhood closer to work.

Beyond the Open House

A smart real estate agent is going to pick the perfect time of day to have an open house.  It will be a quiet afternoon when all the children are at school, the sun will be shining, and the neighbors will be at work.  

This is why home buyers should visit the home outside this perfect time zone.  Come by at night, early in the morning, during the week, and on the weekend. Neighborhoods can be vastly different on any day of the week and no one wants to get stuck in a neighborhood that keeps them up all night.

Get From Point A to Point B

Always check if there are areas that can be walked to.  There are even apps and websites that rate neighborhoods on their ability to reach businesses by foot.  

Even if a person does not frequently walk to businesses they will enjoy the short drive it takes to get there.

New Improvements

Sometimes a house is listed at a steal and there is no obvious reason why.  In many cases, there is a change coming to the neighborhood and the owner wants out before it is glaringly obvious.  

Major changes that run people out of homes are new busy roadways and large businesses. This is why home buyers should always check new sources for large projects in a neighborhood to avoid any nasty and noisy surprises.

Rent

While many potential homeowners balk at the idea of renting for longer, it can be a good move.  Especially, for those that are moving hours away from their old neighborhood.

Take the time to rent an apartment or house in the neighborhood before buying a home.  This will help to determine if the buyer really likes the neighborhood enough to lock-in to a thirty-year commitment.
